Property Manager

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
This is the worst Management Company to work for. Jackie Purchell is not to be trusted and the worst micro regional. I gave proper notice and on my last day I reconciled my petty cash which was witnessed by her Senior Manager from Tampa. I was never reimbursed, I called the Corporate Office several times and spoke to the Accountant I had worked with on the property, she confirmed that no expenses had been received and that she would contact Jackie Purchell about my concerns. I have never heard a word and since they sold the property. It's a shame for a Management Company to employee someone that is does not lead as an example. No wonder she left a prior good Management company quietly.

I have lived in this apt for almost 5 years. I pay my rent on time each month. The office and maintenance are pretty good at taking care of things. I told them over a year ago my two windows were falling out and now I have duck taped them in, if not they would fall to the ground and probably hurt someone. The bedroom window also has mold. I have bleached it twice and it came back. I have asked them to fix the problem and they say its not in their budget. Its a new year and still the same answer. If I was a lousy tenant maybe I could understand but I am not. My friend said take the tape off let them fall they will be liable. I cant do that not in my nature. Disappointed and disgusted its a fire hazard not being able to open my windows in case of an emergency. Also mold can cause me multiple health issues.

Management Lack of Concern

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
I live @ The Aventine Greenville (SC) Apartment Homes and am extremely happy with the complex. Not so with the staff. Maintenance is terrific, fast reacting friendly & polite. Here are some issues: 1. The community is gated that is non functioning at least +50% of the time and remains open most weekends and evenings between 5-7PM probable because of people coming home from work. This was one of the reasons we selected The Aventine (security). 2. Speeding cars through the complex, I have seen cars run the on site stop signs and narrowly miss thru traveling cars (I am this has happened to). 3. Mentioned to local Management several times about smokers flipping their cigarette butts on the ground, grass, parking lots and close to the entrance breezeways to numerous buildings. And general trash being left or thrown on the ground. This is DISCUSTING and not what we expected when we moved into this beautiful complex. It seems to me, there is no concern shown by anyone in the Leasing Office...

NEVER AGAIN!!

I lived in the Crossings of Ridgewood in Jackson, Ms. They were initially very nice and cordial UNTIL I signed my lease. Upon my first initial walk through I viewed an apartment that had stained carpet throughout which the manager assured me would be replaced prior to my move in. Once I received my keys and walked in to my disappointment the same filthy carpeting was still there. I called and left messages only to be sent to property managers voicemail. Finally I received her direct email which she replied and advised that she would address my concerns within 30 days. Well.. month 3 went by with no carpet. One night I kept hearing little noises coming from my kitchen and when I would go to check I would find wood chips all over the floor?!?. Finally on one late night bathroom trip I heard that same noise again I began towards the kitchen and flicked the light on and low and behold there was a rat as big as my hand in my kitchen looking at me. I was petrified and disgusted. Needless to say I contacted the management as usual I would either get no answers or sent to her voicemail. It was only when I followed up with pictures and emails is when she would respond. She once again assured me that it would be taken care of. I also reminded her of the carpet and by that time my dishwasher was leaking puddles of water in the middle of the floor. NONE of my issues were ever addressed I contacted RAIT I got. Then I began to notice the police being called consistently every morning for an entire only to find out there was a thug breaking into cars at night while their so- called security was on site?. I had had enough, I had No results with in 4mo of my lease I voluntarily terminated my lease. It was horrible and a total nightmare that was finally over!!

Rait Residential - Predatory business practices
Aston is owned by RAIT Residential, which boasts a BBB rating of 'F' on a scale of A+ to F. Factors that affect the rating for Rait Residential include: Length of time business has been operating 9 complaint(s) filed against business Failure to respond to 9 complaint(s) filed against business Citation: http://www.bbb.org/chicago/business-reviews/property-management/rait-residential-in-chicago-il-8870****/ -While the buildings are new, corners have clearly been cut: -AC units are 'economy' class with active recalls in effect. -Electrical infrastructure is suspect, with a 18 month old 1200A breaker box's terminals melting this summer, forcing the town to shut off power to a 24 unit building for more than a day in mid August. Complaints regarding the issue were filed 8 months prior, with no action taken by Aston. -Costs incurrent due unhabitable living conditons exceeded $700. A $100 Target gift card was offered by RAIT corporate. An itemized expense list was provided to RAIT corporate, accompanied by an assertion that a $100 Target gift card was an insulting gesture. There was no further communication from RAIT/Aston Apartments. -Business practices are predatory--Rent renewal offer was given with an increase in excess of 30% for the same 10 month term--this offer arrived 3 days prior to the deadline for written notice to vacate (60 days)--if that deadline is missed, the lease can be extended by a month--for a greater than 70% increase in rent. -Time Warner services are 'bundled,' billed by the complex, mandatory, and marked up significantly. Requests to discuss this issue received no response, neither from TWC's representative, nor RAIT Residential -Management will invite residents to come 'have a discussion,' but refuses to discuss any issues in writing.

Rait Residential - Customer Care Review

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
There are many issues at residents up to and including unresolved gas leaks, CO2 (Carbon Monoxide) detected, un-caring apartment AND Corporate staff. No customer service what so ever. You would think with one explosion on the property a reported un-resolved gas leak would be priority ESPECIALLY when lives are in danger and tenants are misplaced. Life was certainly different when Zena and Lisa ran the office. Terrible Experience and there's no blessing in it. Will NOT renew a lease NOR refer anyone else here. This is about to be a legal situation and may DEFINITELY end upbin court!

Do not rent here, you will be let down.

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
Dear reader, Please read this whole review. I was relocating from Fort Wayne, Indiana. My monthly rent is $1000.00 per month for a 4 bedroom townhome, here at berkshire square aparments. It has been the worst renting experience that I have ever had. When I first visited Berkshire square, I was greeted by a professional, happy sales person with a very pleasant bubbly personality. We walked through the apartment together, and I liked what I saw minus some maintenance issues. This was in December of 2015. There were dirty foot prints on the floor ( probably because of showing the apartment and the salt from the ground it was winter ). There was a need for some new screens, light bulbs that were out, and a few other minor issues. She gave me all assurances that these things would be fixed before I moved in, and that all would be super. January rolled around, i had been working in Indy for about 2 months and needed to get out of the hotel, and into a home. School was out for winter break in fort wayne for my children, and we were ready to start our life in Indianapolis. So we contacted Berkshire square, signed our lease, and began the move in process. Maintenance issues: None of the maintenance issues that were identified during the initial walkthrough had been taken cared of when we moved in. With our lease we had a check list that we had to go through to identify further maintenence issues. We found several issues in all the rooms on the checklist. Everything from holes in the doors, doors that were splittin on the seams, fans in bathrooms that were too loud, no screens, heating and cooling system with a very weak air flow. We noticed that the drawers in the kitchen were scantily repaired. As a matter of fact, all of the wood work at close inspection was very subpar. We thought really nothing of it, we’d put it on the list, and things would get repaired. To this day most of the list has not been addressed. ( July 12th ) We’ve had the maintence people in the home on several occasions to fix the heating and air conditioning unit. They would point a lazer at the vents and tell me that 55 degrees was just fine. ( he didn’t address the fact that the air coming from the vents were not blowing very good at all ). He changed the air filter and was on his way. We noticed that the air conditioning just kept running and running and running. The home would be cool on the bottom floor, but the upstairs rooms would be 5 to 10 degrees higher than that of the bottom floor. ( mind the bottom floor has been unable to get below 70 degrees, even on days when the outside temp was in the 70’s ). Oddly, in the winter time, the upstairs room would be 10 degrees hotter than the downstairs rooms.. Whereby we would have to set the temp low in the bottom floors ( and be chilly ) to maintain comfort in the upstairs rooms. We’ve had the maintenence men in the home 5 times to address this issue and to address the screens issue. The maintenence staff assured me that by spring, we would have screens. We still do not have screens in July. we have to run the AC unit, or enjoy the company of flies and bugs if we want to open the windows. We have a dumpster at the end of our drive way which is always full and always has trash around it on the ground and is always drawing bugs and flies. So needless to say, opening windows is not an option for us at all unless we have screens. So when the days are cool ( like in the 70’s or even the 60’s ) the home stays warm when the windows are closed and you have 6 people living in it. Now, for a thousand dollars a month, i would expect to have a nice home that his fuel efficient, comfortable, and in a clean neighborhood. It is not even close to that. The neighborhood is filthy, there is trash all through out it. There is a national road park next to the home that the children cannot play in because of broken glass and trash. So if you are looking for a home in the cumberland area of town, i highly, highly suggest that you PASS this place by. It is not worth the money you spend, and you can do far far better with the money that you spend on rent at another community. We onced counted the days until we could start our new jobs and move to Indy.. Now we are counting the days until our lease is up and we can move into a community or a home that isn’t as terrible as this. Thanks very much for reading the review and your time.

REserve at River Park West

Just moved here end of July. No problems out of ordinary apt living, until this month. We received notices that 1) The Insurance Carrier (for the complex of which we are charged mandatory $14.50/mo) is cancelling the policy - no reason given. I called office to get details & found out the insurance cancellation went into effect THAT DAY. 2) We received a letter stating online payments would not be accepted after Nov 10. Received this notice on the 11th. 3) Today, Nov 17, we received a notice under our door that RAIT Residential were no longer managing our complex - as of NOV 17! So who is in charge tomorrow???? There is definitely something fishy going on here & I smell a lawsuit........but the residents most surely will lose. (having to move, jacked-up rents, poor maintenance, etc)

This is the worst apartment you can rent. If you see this property management group go the other direction. The following doesn't work, air, refrigerator, dishwasher, closet broke, carpet nasty, and mold. I have contacted them on several occasions in an effort for them to correct the problem. But still they choose not to fix the issue. And then they bug you about signing they little bootleg lease agreement. When I say I have never been put in such a horrible environment I'n telling the truth. This company is the *** of property management. They still expect you to pay rent this inadequate conditions. Had a fire in the oven in my unit because it was falling apart. Had to scoop water from the sink to put it out because there was no fire extinguisher in the firebox outside while trying to keep my one month old son away from the smoke. Oven is still not repaired now over a month later, no apologies and no concern shown by the property manager. Have been told I will have to pay for the repairs myself. Repeated maintenance tickets have been marked "completed" without any work actually being done. Repeated emails and calls to both the property manager and the home office have gone unanswered. 33 days since the problem was originally reported

Serious tenant problems, of beating on the ceilings and walls, slamming doors, playing guitar, and howling, barking dog

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
My name is Sharon W. First of all, when I moved into Windrush Apts, Edmond, OK, 3 months ago, I was really excited about the opportunity to live in your community. I also liked the apartment, a lot. I am a very good tenant, very considerate of others, and I DON'T just break leases. I have longstanding, great relations with all of my previous landlords, of whom would gladly have me as a tenant again. The problems came for me when the tenants living below me, played guitar, beat on the ceiling, and walls, played with the door stop spring making the noises sounding through my apartment for no apparent reason. I could be simply sitting, watching, and listening to media sources. I tried to keep all sounds to a minimum, at all times, which was very difficult. Not to mention, they were slamming the front door SO HARD, all day long, whether going in/out (causing my apartment floor to seriously vibrate throughout), and opening and slamming shut the cabinets loudly. On day 2 of my living there, I heard him playing a guitar (loudly) which was quite odd living in an apartment, so I decided to speak with him to coordinate, my daily exercise workout activities, at the same time he played guitar. When I spoke to him, the very next day about this, he became irate and yelled, "Then I'll just turn it up louder." As you could see, that did not go well. I called Julie, the regional manager, about my conversation with the neighbor, and his nasty response to my suggestion, explaining that for health reasons I must workout in my home, which include some aerobic activity, (the workout gym does not work for me). I discussed with Julie a workout time of 5:30pm-7:00pm. I tried it. I have been engaging in home workouts for the past 25+ years. However, He and/or his roommate, would beat on the ceiling, every time I attempted to workout, which took away my peace, and enjoyment to workout. Needless to say, I could not workout anymore, causing me to put an excess of 10lbs, due to the stress of the situation, which increased my health problems. Along with this problem, the floor creaked so badly with every step I took, in every area of the apartment, that after 3 days of living there, the neighbors hit the ceiling, so I stayed in bed, past 8 am, just to not cause the floor to creak, except when it was absolutely necessary to use the bathroom. It was so uncomfortable for me to walk with the creaking that instead of using the bathroom in my bedroom, I would walk all the way across to the other bathroom on the opposite of the apartment to use it, all the while, trying to find places to step to avoid all the noises which was impossible. Let me say, I am a morning person. I usually wake up at 5 am, but as I already stated, I stayed in bed AWAKE, until 8 am to avoid walking around in the apartment. They also got a dog, which howled, and barked. That was VERY MISERABLE for me. Finally, I started staying at hotels and other places, just for peace and quiet, and would get a sick feeling when I had to check out of the hotel to go back to my HOME. Of the 3 months I rented the apartment, over 10 days I stayed elsewhere. I just could not take it anymore. I spoke to the office managers several times, complaining about the problems. Helen did offer to move me to another apartment. She showed me a 1 bedroom, which was entirely too small for my needs. She was very helpful, doing what she could do, but I was so disappointed about the loss of peace, due to the noises, rudeness, increased health problems, and the other problems, I had to leave. Otherwise, I would have never left. As a result, it is not right to charge me for breaking the lease due to these issues.

Words can't express the disappointment that I've experienced with this residential apartment company. The model apartment compared to the actual apartment was more like beauty and the beast! The water issues persisted throughout the fall which brought about rain and thieves. With rain came birds and their nest. A broken bone will heal but what if it is a traumatic brain injury but the safety of nature first, paying customer must deal with the problem. The consistent noise from party goers was one thing but walking out of your apartment to the fresh scent of marijuana was not what I bargained for.
